Beautiful, peaceful, quiet furnished basement apartment close to AU

Perfect location for anyone in the AU community but also suitable for Georgetown and GWU. Interior and exterior both painted within the past 5 years. This is a gardener's paradise, even a passive gardener.

We will not enter your space without... an explicit acknowledgment and acceptance. The door to from the main floor of the house downstairs to the basement cannot be locked, as it is the second form of egress from the basement in case a fire blocks the basement main door. It is also the doorway the cats use to get to their basement litter boxes so it cannot be nailed shut. It can, however, be off limits for all but the most urgent of emergencies.

The apartment is fully furnished with necessary appliances. You will have linens for the beds, cutlery for the kitchen including the necessary pots and pans. All utilities (Washington Gas, PEPCO, rooftop solar, WASA, Verizon broadband) are included. 10G wireless throughout (including a small booster so the signal is strong in the basement). If you have your own objects you prefer for tables, chairs, couches or other items we will remove those that are there to make room.

We have three mature cats, all healthy, who freely move from the inside to the outside. Anyone with cat allergies should avoid this location. If you feed them they'll come around looking for food. Doors from the apartment into the upstairs living space can be locked from the tenant's side. This is a one room studio apartment.

The other side of the basement includes a utility room, the washer and dryer, a big sink, the hot water heater, furnace. The utility room has a bed in it that is not part of the apartment but if you have overnight guests who want to use it I will always say yes.

Metro access just up the street, always plenty of street parking right in front of the house, very rare in DC. The first month's, last month's rent and a security deposit equal to one month's rent would be required.
