Lovely, calm, quiet 3 BR single family home for sabbatical June 2025 - June 2026 garder's paradse
One year rental near AU for $7,500/month. Perfect location for anyone in the AU community but also suitable for Georgetown and GWU. Stand alone colonial in excellent condition with rooftop solar, an added dinner area that looks out on the backyard... , new double loader washer and dryer. Interior and exterior both painted within the past 5 years. This is a gardener's paradise, even a passive gardener. Flowers in the front yard including snowdrops, crocuses, daffodils, gladioli, rhododendrons, roses, peonees, sunflowers, crocuses, lilies, canas, carnations and more. In the backyard there are three large raised beds along with additional garden space for morning glories, Jerusalem Artichokes, tomatoes, marigolds, cucumbers, basil, pumpkins, watermelon, squash or whatever you want to plant. Think of yourself as a gazpacho farmer and a pesto farmer. If an agreement can be reached by March the house can be occupied as early as June.
#1 This is our preferred arrangement, wholly modifiable. As our presence in DC would be episodic we would move our belongings into the basement apartment and use it as our pied a terre. I have lived there during my divorce and it was fine, I would do it again. The advantages this has for you: you would have access to my car, (2013 BMW good condition). I can continue to serve as your gardener, we can retrain our cats (at least to some degree) to understand that their food is now served downstairs. We remain responsible for taking the cats to the vet. We would remove all our clothing from the house, likely store what we do not need in the attic. You may also store items not immediately necessary. One living upstairs is generally unaware of the presence of the tenant.
As it is now with our current tenant and almost a dozen past tenants we will not enter your space without an explicit acknowledgment and acceptance. The door to from the main floor of the house downstairs to the basement cannot be locked, as it is the second form of egress from the basement in case of a fire blocks the basement main door. It is also the doorway the cats use to get to their basement litter boxes so it cannot be nailed shut. It can, however, be off limits for all but the most urgent of emergencies.
The house is fully furnished with necessary appliances. You will have linens for the beds, cutlery for the kitchen including the necessary pots and pans. You will pay your own Washington Gas, PEPCO, rooftop solar, WASA, Verizon broadband and the Washington Post, if you want it delivered. 10G wireless throughout (including a small repeater to reach the basement). If you have your own objects you prefer for tables, chairs, couches or other items we will remove those that are there to make room.
On the ground floor of the house are a living room with extension into the back yard, a room formerly used as a dining room which we use as an exercise room, a half bath and a kitchen remodeled 10 years ago.
We have three mature cats, all healthy, who freely move from the inside to the outside. Anyone with cat allergies should avoid this location. Downstairs half of the basement is a configured as fully self-contained 130 sq. ft unit with its own exit. It has a microwave and stove, private bath and shower, wireless 10G Internet, queen sized bed, bedside table, table lamps, floor lamp, desk, chest of drawers, reading chair, washer/dryer, additional storage space. It comes with dishes, pots and pans, linens, towels, etc. Doors from the apartment into the upstairs living space can be locked from the tenant's side. This is a one room studio apartment.
The other side of the basement includes a utility room, the washer and dryer, a big sink, the hot water heater, furnace and the litter boxes for the cats.
Metro access just up the street, always plenty of street parking right in front of the house, very rare in DC. The first month's, last month's rent and a security deposit equal to one month's rent would be required. A small $500 discount would be offered for this plan as it requires mutual accommodation.
#2 We secure a new tenant for the downstairs apartment and he or she occupies it. Whoever it turns out to be is a stranger to you and to me. When I am in DC I can be called if there are any problems to be addressed. You would have to figure out your own way to get a car when you need one. You can either grow the garden or just let it go. You would have to manage the cats, but we would be responsible for their trips to the vet in a year. You would buy their cat food and see that they are fed and have water. I don't have any better ideas on the cats, which functionally come with the house, either upstairs or downstairs. We can also, at your discretion, help you plan your activities including some that are off the beaten path, local trails, restaurants, etc. if you want that advice.
